What is the Market Action Index?
The Market Action Index (MAI) is a market indicator developed by Altos Research that compares the current rate of home sales with the amount of available inventory. In simple terms, it helps show whether buyer demand or housing supply currently has more influence on the market. Altos uses 30 as its buyer/seller benchmark: an index above 30 generally indicates seller-favored conditions, while an index below 30 indicates conditions that are more favorable to buyers. The direction of the index is important too—an increasing MAI can indicate strengthening demand relative to supply, while a declining index may signal that the market is cooling.
